A four-room home in Tel Aviv can balance sleeping space, work and a shared living room. Look beyond the total area: which rooms have a door, where a desk fits and how much circulation remains around furniture.

THE DETAILS THAT MATTER
Before you choose.
How can three bedrooms and home working fit into four rooms?
When looking for a 4-room apartment for sale in Tel Aviv, count the bedrooms on the plan separately from the listing headline. With three rooms used for sleeping, work may share a room or use the living area. A dedicated office needs its own allocation. Measure the space left after placing a bed, wardrobe and desk. Layout before extra floor area.
Rooms and bedrooms
Israeli room counts usually include the living room. Count bedrooms, living space and any office separately on the actual plan. A kitchen, bathroom or balcony does not replace another bedroom.
The safe room in your layout
Locate the safe room on the plan and check its dimensions, door and window openings. If it also serves as a bedroom or office, count it once and compare furniture with the clear floor space.
Interior and balcony space
Record interior area and balcony area separately. Check access from the living room, table space and window directions. Compare price per square metre only on the same measurement basis.
Include the building in your budget
Bring management fees, municipal charges, parking and storage into the monthly comparison. For a building with a pool or gym, check which services are included and how residents use them.
From the entrance to your daily destinations
Select education, healthcare, transport, cafés and shops on the map. Distances in the list are straight-line distances; visit the route from the entrance and check crossings and stroller access. Confirm school registration areas for the address with the municipality.
Notes that travel between visits
Record dimensions, window direction, noise during the visit, storage and the route to the lift. Use the same questions in each home so the details remain comparable after several visits.
